Three-storey residential villa

A full reinforced-concrete villa taken from excavation through to façade. The elevation combines light natural stone cladding with dark-grey stone bands and full-height glazing, framed by a boundary wall, garage shutters and external lighting completed in the same package. Setting out, waterproofing, plaster and cladding tolerances were inspected stage by stage before finishing began.

Contemporary private residence

A modern two-storey residence finished in warm travertine with a cantilevered louvre canopy, concealed cove lighting and a glass entrance feature. Interior and exterior painting, gypsum detailing, joinery interfaces and hardscape edges were coordinated so every line, shadow gap and light strip meets cleanly at handover.

Footings and ground beams waterproofed and blinded, with column starter bars set out from authority benchmarks before slab reinforcement is released.

Slab reinforcement — Slab reinforcement
Top and bottom mesh tied to schedule with correct spacing, laps and cover blocks — inspected and approved before any concrete is ordered.

Column formwork — Column formwork
Column boxes plumbed, braced and sealed to hold line and level, so faces come out true and plaster thickness stays within tolerance.

Superstructure columns — Superstructure columns
Cast columns and cages progressing floor by floor, each set checked against the grid lines before the slab above is formed.

Slump test on delivery — Slump test on delivery
Every concrete delivery is slump-tested on site and cube samples are taken, so workability and strength are documented, not assumed.

Concrete temperature check — Concrete temperature check
Fresh concrete temperature recorded at the point of placing — essential in UAE summer conditions to control setting time and avoid thermal cracking.
